How Much Does a House Survey Cost?
Hiring a surveyor can be a significant part of the house-moving process. As such, one of the biggest questions on most housebuyers lips will be 'How much do surveyors cost?'. Which survey is best for the property I'm about to buy?
Here at My Big Move, we want you to know how much you should be paying, on average, for the different types of house survey.
Why You Need a Surveyor
They can save you lots of stress and money by identifying the right problems at the right time before you purchase your new home. They will allow you a strong negotiating stance if they have spotted any defects or issues with the property in question.
Hiring a surveyor to complete a house sale is a legal requirement in Scotland, but not the rest of the UK. It is the buyers who must pay the industry standard to protect their investment.
Surveyors are highly trained professionals, known as Chartered Surveyors, who understand property standards better than anyone else. Qualified surveyors are all under regulation by the Royal Institute of Chartered Surveyors (RICS). You will not be able to do the surveying yourself (unless you have trained to do so!).
To check what else they can bring to your house move, see our full guide on why you need a property surveyor.
Helping You Decide
Property surveyors will help you to decide which survey is best for the type of house you are buying. For example, if this house is a new building, then you may need to have a different type of survey or even none whatsoever depending on how recently the property was built.
If the property in question is that of an older build, then the surveyor may recommend a more selective survey (e.g. Structural Survey) to allow a more thorough evaluation of the household.

What to Do If Issues Are Uncovered
If your property surveyor does uncover some problems with the household, then you as the buyer have an advantage. You will not be expected to pay the full asking price of a house that has previously not specified its issues. You and your building surveyor can work together to bring the asking price down.
Your surveyor will discuss with you how much these issues will likely cost to fix, so you can come up with a good figure to pay that’s fair for you.
In other cases, the issues uncovered may be so severe that you end up not completing the purchase at all. Whilst this can be costly for you, you would much rather pull out of a sale sooner rather than later – compared with buying the property and then becoming legally trapped with all these problems. A potential nightmare for you!
