• Highly Qualified and Experienced Mortgage Brokers
There’s no need to worry, you’re in safe hands!
We check all of our providers to make sure they are suitably qualified to undertake the work so you don’t have to, ultimately, saving you a lot of time!
Mortgage Advisors offer you that extra little bit of security when making one of the biggest choices of your life.
Plus, all of our brokers are highly regulated by the FCA (Financial Conduct Authority). This is a very strict regulating body, which means that your chosen Mortgage Broker will be working to the highest of standards.
• Should you use an Independent Mortgage Advisor?
Independent Mortgage Brokers can offer a lot of advantages but they’re not for everyone.
Most of our providers are Independent Mortgage Brokers however, some are not.
Independent Brokers generally have access to the ‘whole of market’ which means that they can choose the best mortgage for you without being tied down to a major lender (like a high-street bank).
Advantages of an Independent Mortgage Advisor:
• Knowledge about every aspect of the lending market.
• They can find you the most suitable product for you.
• They can recommend the lenders that will be most likely to accept you.
• They are impartial, they give you honest advice!
• They may not get as big of a discount as a tied broker.
• They usually have a fee. (Some ‘tied’ lenders do not).
• Save Time
With someone on hand to communicate with the lender and deal with all of that tricky business, this gives you time to focus on other aspects of the move.
Completing the appropriate research when you’re not entirely sure about what your options can be very time consuming. If you leave it to the experts, they’ll make a much quicker job of it and you’ll know it’s been done by the right people, too!
There are so many things to contend with during a house move and dishing out the jobs to people who can help you the most will mean that you can focus on all the nitty gritty tasks at hand.
• Save Money
A Mortgage Consultant (Advisor) can save you a lot of money! They essentially have access to hundreds of different lending options that can be available to you and they’ll find you the best deal.
This could potentially save you thousands of pounds!
They can also help prevent you from being caught out by any deals that might see you paying excessive amounts.
Through their experience and qualifications, they can help to calculate the best possible rate of home loan that you can receive. You won’t be met by any nasty and unnecessary charges.
• Take the Stress Away
It’s a well-known fact that moving house is considered to be one of the most stressful experiences of a person’s lifetime, so no pressure!
With so many things to contend with, having someone to find you the best home loan deal and select you the best lender means that you can focus on other areas of the move. Mortgage Consultants are extensively trained and skilled, so you know that the job is being done well and to a high standard.
Ultimately, the less things you have to worry about, the more relaxed you’ll be and this is something that you’ll really appreciate in the long run!
• Effective Regulation
For any given person or company to achieve the status as a qualified Mortgage Consultant, they must be regulated by the FCA – the Financial Conduct Authority.
This means there are certain standards that they need to meet in order to maintain this ranking.
You can therefore feel secure in the knowledge that you’re receiving a thorough service from regulated professionals. These financial specialists have a duty of care to you, the customer, and it is paramount to them that a fair deal is struck.
• Protection & Security
Feeling the pressures of meeting your loan payments is something that you shouldn’t have to worry about. An Advisor will ensure that the rate of repayment is one you can deal with comfortably.
They will be in more trouble than you if you cannot make the repayments. It’s their job and responsibility to find you the best deal that you can match.
A mortgage advisor's fees can vary, as they can take payment in a number of ways. Their fee can be largely dependent on the amount of loan you take out for your mortgage. For example, if your mortgage is £150,000
, the broker may charge 0.5%
of that as their fee: so that would be a £750
However, this is only one method. Others can charge with a fixed fee, by the hour or even sometimes with no charge at all (they are paid a percentage by the bank, instead).

• What do you charge for your service?
Different Mortgage Brokers will charge different fees with many various factors involved (house valuation, type of mortgage etc.), so we cannot provide a specific example of cost.
We have personally selected providers that allow a range of payment methods. Therefore, you are able to compare and contrast to see which provider would work best for you.
Some will take a percentage of the lenders fee and work on a commission basis, others will take a percentage of the loan. It’s important to ask about how a broker wishes to obtain their payment as this can affect the amount and the time of payment.
Mortgage Advisors can also pick up additional costs along the way, such as Arrangement Fees and Valuation Fees. These can impact on your initial quote. It's always worth asking what additional charges you can expect so that there won't be any nasty surprises!
• Do you cover the whole of the market?
If you are wanting a specific repayment method, such as Fixed Rate or Capped Rate, you should ask about this with your chosen mortgage lender. Always make them aware of this from the start.
Some Advisors will specialise in one repayment type, whereas others will be more broad in the methods that you can choose from.
We recommended that you read up on these options and work out which is best for you before you commit to any. That way you know exactly what you’re getting. It's always easier to find the best Mortgage Advisor for you by checking how they operate first.
They operate in different ways dependent on their lending position. Some will be connected to one bank/lender, whereas other brokers can have access to a wider variety of lenders. Always ask your expert what type of Advisor they are. You can then think about what it is that you might want in terms of access to the lending market.
• What makes your advice the most suitable for me?
You need to think about what is best for you when finding the best Mortgage Advisor. Why is their advice better than others? Are your personal needs going to be met by this Broker?
It might be that you are a first-time buyer. This can be taken into account when looking for the right Advisor, as it may be possible to receive a free consultation.
Also, it might be that the expert is based local to you.
This might make it easier for to you to get in touch with them, rather than using a busier, larger service.
• How long will my application take?
There isn’t really a set time scale for this as it is very much dependent on the lender and the amount of time it can take to secure a loan will vary.
Typically, on average, it takes somewhere between 30-45 days to complete. Make sure you enquire about this with your chosen broker so that you are aware of the timescale and can organise and manage your time effectively.
Although it can always be a bit of a waiting game, it’s important that the job is done well!
• Do you offer any other financial advice?
Some companies may be able to offer you extra advice or services. Coming from a professional, any insight or help that you can gain in relation to the moving experience will be valuable in helping to complete the move with as little stress as possible.
Extra services might also help you to make a decision about which result to go for as other services may be provided to you that are useful. We understand that this is a lot to take in and there’s a lot to think about with the loan options that you have!
Make sure when you find your company that you want to work with, ask all the questions that you want to and ensure that everything is covered before you make any commitments. That way, you’ll know that you’re in safe hands and you’re receiving the best services.
You need to ask the relevant questions straight away to ensure that your personal needs are being met as part of any given service.
Don’t leave anything out! These mortgage advisors are there to help you and will be happy to answer any queries you might have.
